Job ResponsibilitiesThe role involves a blend of property management, service charge consultancy, and technical
report writing. The ideal candidate will be confident working independently, have excellent written communication skills, and a strong understanding of leasehold obligations and building performance.
Key Responsibilities:
• Conduct building inspections and prepare detailed reports
• Oversee the management and maintenance of commercial and/or residential buildings.
• Provide consultancy on service charge budgets and expenditure, ensuring lease compliance and
value for money.
• Deliver expert advice on landlord and tenant matters, including lease obligations, dilapidations, and
repair liabilities.
• Prepare and review maintenance plans, schedules of condition, and refurbishment specifications.
• Manage external contractors, tender processes, and supervise works on site.
• Contribute to long-term asset management strategies and capital works planning.
• Liaise with clients, tenants, legal advisors, managing agents, and other stakeholders.
• Maintain professional and regulatory compliance across all responsibilities.
Requirements:
• Degree in Building Surveying, Property Management, or a related discipline.
• MRICS or working toward chartership (preferred but not essential).
• At least 5 years’ experience in a property/building surveying environment.
• Strong knowledge of commercial leases, service charge mechanisms, and property legislation.
• Proven experience in property management and service charge consultancy.
• Excellent report writing and communication skills.
• Proficient in Microsoft Office; experience with property management systems advantageous.
• Ability to work independently, prioritise workload, and meet deadlines.
Desirable:
• Experience in both commercial and residential sectors.
• Understanding of health & safety, CDM regulations, and compliance.
• Familiarity with asset management, lifecycle costing, and budget forecasting.
• Contract administration experience (e.g., JCT Minor Works, Intermediate).

**Additional Information:**
The role includes a company car.
The candidate may be required to travel to different parts of Ireland, as needed.
Experience is preferred, but recent graduates in Building Surveying are also encouraged to apply.
**Responsibilities:**
+ Complete surveys on existing housing stock, including local authority properties and similar bodies.
+ Utilize costing and pricing tools to ensure sufficient fee generation.
+ Conduct statutory property surveys on domestic properties.
+ Prepare detailed and timely reports.
+ Perform onsite inspections, accurately recording and reporting survey details.
+ Undertake site visits and conduct surveys on various sites.
+ Complete technical due diligence.
+ Collaborate with project teams to deliver high-quality surveying services on both large and small-scale projects.
+ Prepare clear, concise, and accurate technical reports.
+ Review technical information, including datasheets, drawings, specifications, conditions, consultations, etc., to determine solutions.
+ Perform tendering for potential projects.
+ Liaise with internal and external project teams, as well as clients.
**Requirements:**
+ Bachelor's degree in Building Surveying, Property, or a Construction-related discipline.
+ Chartered building surveyor or on the path to becoming accredited
+ Full clean driving licence and ability to travel to sites.
+ CAD knowledge and experience.
+ Experience in tendering.
+ Excellent communication and interpersonal skills.
+ Strong knowledge of building regulations and construction standards.
+ Self-motivated and computer literate (Word, Excel, etc.).

**About the Role:**
As a CBRE Building Surveyor, you will provide advice in relation to technical due diligence instructions and other general building surveying advice.
This job is part of the Building Consultancy function. They are responsible for specialist building services including surveying, inspections, and planning.
**What You'll Do:**
+ Work closely with internal departments to grow relationships and business opportunities.
+ Look for opportunities to build value and deliver client solutions to exceed expectations.

**Job Description**
We have opportunities in Ireland for Building Surveying graduates to work within our surveying teams, to help provide a range of building surveying services to our clients in Ireland and around the world.

**Professional Based Work**
You will be given the opportunity to undertake schedules of condition, dilapidations and technical due diligence work. Working under the guidance of senior staff to enable you to gain experience and knowledge in these areas.
**Building Compliance**
You will be given the opportunity to assist the Senior /Associate Building Surveyors with all aspects of building compliance management under the role of Assigned Certifier in accordance with the Building Control (amendment) Regulations.

**Qualifications**
+ Bachelor's or Master's degree (min 2.1 or equivalent) in Building Surveying SCSI/RICS accredited
