**Summary:**
Meta is seeking an experienced Area Construction Manager to join our Data Center Design, Engineering, & Construction (DEC) Team. Our Infrastructure family builds, operates, and retrofits the Meta data centers in service to the Meta family of Apps and it is the DEC Delivery Construction Management team that oversees the Construction activities.The DEC Delivery Construction Management (CM) organization is responsible to manage the construction execution for our Data Center fleet including new build (greenfield), retrofit (live environment changes), and onsite fiber installations (trunk to top of rack) through handoff of data halls to be provisioned with racks and servers. The Area Construction Manager (ACM) reports to the Area Manager (AM) and is a people manager responsible for managing retrofits, techmods, and site-based DEC teams in mature regions within the Area. Key responsibilities include managing Land Ready Sites, providing pre-construction support, new hire onboarding, and assuming additional duties as assigned by the Area Manager. The ACM will have 4-8 direct reports and provide leadership by influencing a matrixed team of Safety, QAQC, and Project Controls professionals to achieve predictable outcomes. This role also involves building high-quality internal and external partnerships. The ACM typically supports 6-8 regions, each with 2-6 Full Time Employees (FTE), and due to the dispersed nature of the sites, significant travel is required, 50% or more, to ensure effective support and collaboration. An execution focus is essential, prioritizing incorporating lessons learned, team health, and project success, while maintaining high financial stewardship, collaboration, and partnership within our matrixed DEC organization.
**Required Skills:**
Area Construction Manager Responsibilities:
1. Responsible for the financial health and wellness of the projects within the assigned Area. Monitoring the Key Performance Indicators (KPI) to ensure the health of the team and project
2. Responsible for providing people management to site teams within their Area. At Meta this includes modeling and growing the company values, developing and empowering teams, and driving execution and collaboration
3. Responsible for providing support and guidance to the project team, particularly during contract and change order negotiations, and helping them prepare for successful presentations at Contract Change Order Approval Meetings (CCAM). As needed, engaging directly in negotiations to ensure a favorable outcome and drive successful results
4. Responsible for reviewing and approving contracts and Change Orders within signing authority. Review and advise on contracts and change orders above signing authority
5. Responsible for coordinating efforts with other Area Construction Managers to ensure consistency and alignment of priorities and sharing Lessons Learned and Best Practices
6. Responsible for ensuring the timely and appropriate resolution of issues on the sites
7. Responsible for the onboarding of new hires within the Area as well as supporting the recruitment, interviewing, and hiring decisions across all the Areas
8. Develops high impact relationships with internal and external cross functional stakeholders to understand current opportunities for process optimization and create strategy across the Areas
9. Request and provide fast feedback when appropriate in support of continuous improvement of projects, partners, and peers
10. Other duties as assigned by the Area Manager (AM)
11. Accountable for managing land ready sites, providing pre-construction support, managing retrofit and techmod projects, onboarding new hires, supporting programmatic initiatives as needed, and implementing lessons learned to drive continuous improvement and ensure project success
12. Accountable to provide clear, concise, and timely communications to the Area Manager (AM) and broader organization when delivery of capacity will be impacted. Ensures the correct elevation of issues for awareness and escalation of issues for leadership action/involvement

14. Minimum of 15 years professional experience in construction and project planning of complex, mission critical projects
15. Experience with various contract delivery methodologies, legal considerations, IP, and commercial terms
16. Experience in engineering, design, commissioning, and operations and ground up new build site development and construction as well as retrofit work in live environments
17. Experience prioritizing & rapidly change direction and adapt as needed to support a rapidly growing business model
18. Possess clear communication and presentation skills, effective negotiation skills, and able to collaborate with cross-functional teams to provide solutions to complex problems under pressure
19. Experience in large scale construction management (excess of $500M/year Construction spend) required
20. Experience in design and construction supply chain and processes

**ESSENTIAL DUTIES AND RESPONSIBILITIES**
Manages all facets of cost management (budget, schedule, procurement, quality & risk) for individual real estate projects or programs throughout planning, design, construction, occupancy and closeout.
Lead the administration associated with funding all project work, including creation of funding documents in use by the client (such as purchase orders or Capital funding requests). Work with client and Project Manager to ensure compliance with these systems; promote proactive creation/submission of all necessary funding documents to ensure all project work is funded in compliance with Client's internal funding policies.
Evaluate project scope and client needs to develop and present recommended budgets for necessary pre-bid and pre-construction cost estimating and cost planning services. Partner with project team to source and oversee the pre-bid and pre-construction services associated with the development of a project budget and cost plan.
Produce concept level estimates to aid feasibility studies and assist with business cases, leveraging a range of information from simple internal benchmarking to detailed market data and estimates taken from drawings and specifications. Issue recommendations for the application of a Estimator to produce costing of greater detail; incorporate estimator into project team - manage performance of estimating tasks/deliverables.
Support project manager and leasing team to estimate costs associated with the lease (upfit, abatement, reinstatement, etc.) to optimize landlord contribution/tenant improvement allowances on behalf of the Client. Ensure contracts with project team (designers, contractors) include language aligned with lease requirements for the solicitation of all landlord contributions.
Support project manager team in the implementation of all project procurement in accordance with CBRE corporate policies and guidelines; make recommendations on the project procurement strategy. Lead the analysis of bid/tender responses, leveling all responses and organizing the data into a concise yet thorough report for presentation to the Client. Include recommendations for items such as allowances, contingencies, and reserves.
Create and manage a detailed cost plan; produce and maintain detailed cost reports on a regular basis and present these reports to the Client. Align cost plan with project master schedule; provide cost guidance and direction to achieve cost goals with scope/schedule. Establish strategy to manage cash flows and project accruals and report progress in a manner consistent with CBRE policy yet flexible to adapt to client's needs/systems.
Promote Value Engineering (VE) as a continual process to be implemented throughout the duration of the project and where necessary lead (or support if lead by Project Manager) Value engineering workshops, exercises and provide ideas and initiatives to add value. Act as a resource for implementing best practices to optimize the outcome of all VE efforts including tools, reports and goals - track/report progress against cost savings and value to fee targets.
Reconcile all estimates and change orders; scrutinize, analyze and perform due diligence on all change orders; lead reconciliation meetings with General Contractors, Construction Managers and third party consultancies. Update cost plan/report accordingly and advise project team of cost risk mitigation strategies required to main cost compliance; advise project team and Client of high risk cost issues.
Assist the Client and design team with life cycle costing of LEED/sustainability initiatives (as appropriate).
Review all invoices against cost plan; provide valuation services and signoff to project team (subject to CBRE approval limits) in collaboration with team members charged with validation work has been completed to required scope and level of quality.
Capture project costs for contribution to CBRE cost benchmarking/estimating databases and tools.
Where applicable, provide tools, processes and training to ensure all team members provide cost management services consistently across a project, program or geography. Proactively seek opportunities to improve delivery of services; adjust as needed.
Manages 3rd party cost delivery resources/team at both the project level or regional level. Responsible for ensuring 3rd parties deliver all procured services and deliverables and escalating as appropriate. Suggest and implement contractual adjustments as appropriate; implement project or account specific performance management solutions.

Role Purpose
This opportunity provides is for a Senior Surveyor level candidate. The role is for a RICS/SCSI Qualified Surveying position within our Building Consultancy team undertaking professional and project work for a combination of Landlords, Occupiers, small private investment companies, institutions and corporate clients.

Key Responsibilities

We have an immediate graduate opportunity for a Quantity Surveying graduate (0 to 2 years' experience) to join our project cost management team, to help provide construction cost management services to our clients in Ireland and around the world.
The role is for AECOM's Dublin office location, however there may be the potential for an alternative Ireland office location for the right candidate.

**Job Responsibilities:**
The Cost Management role we offer can be varied and is dependent on the Client, sector, and project. The role is generally split in to pre and post contract duties, which can include:
Pre-Contract:
+ Cost modelling and cost planning
+ Benchmarking
+ Value and Risk Analysis
+ Attending design team meetings
+ Procurement tasks and managing tender processes
+ Compilation of contract documentation
Post Contract:
+ Attendance at site progress meetings
+ Completion of Valuations
+ Financial reporting
+ Due Diligence reporting
+ Review and management of change control procedures.

We'll prepare you for your Chartership assessment with interactive presentation skills and case study training days that will develop skills that benefit you now and for times ahead. Underpinning our live and interactive content our bespoke AECOM University resource provides over 30 hours of self-directed learning aligned to your Chartership pathway.
AECOM has been developing professionals for many years and benefits from an engaged Chartership community who support graduates in practicing for their assessment interview with mock interviews; creating assessment conditions for rehearsal and valuable feedback to be obtained.
Our monthly CPD programme delivered by internal and external subject matter experts will further enhance your technical understanding and embed a CPD habit that will support your professional development.
**Residential**
Our Chartership Technical Training Residential; hosted at Aston Conference Centre provides graduates with the opportunity to build both their technical and interpersonal skills to support successful Chartership.
Over three days you will have opportunity to work with other graduates across disciplines laying the foundations of working relationships for the future. Our bespoke EQ workshop will enhance the themes explored in AECOM's ADVANCE programme and focus on building your self-awareness to support your career aspirations.

Bachelor's or Master's degree (min 2:1 or equivalent) in Quantity Surveying, Quantity Surveying & Commercial Management, Quantity Surveying & Construction Economics (preferably RICS /SCSI accredited)
Skills:
+ Effective decision making and strong verbal and written communication.
+ Proactive and driven approach to work and promoting success
+ Ability to working in a team of diverse individuals to meet common objectives.
+ Buy-in to achieving deadlines set by Clients and Managers
+ Good organization skills: ability to manage multiple tasks and willingness to ask for help when needed, as well as support other members of the team.
