As a CBRE Electrician, you will inspect, repair, and maintain mechanical and electrical equipment in assigned facilities.
This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.
What You'll Do:
+ Oversee electrical and lighting systems' general operation, repair, and maintenance. Perform new installations of equipment.
+ Assist and manage sub-contractors in relation to maintenance works.
+ Carry out works/repairs on building fabric as required.
+ Efficient completion of service requests generated by the helpdesk.
+ Assist and enhance service delivery through best practice and the effective use of site systems and equipment.
+ Create method statements and risk assessments as required.
+ Maintain and review stock levels, spares requirement through audit and timely ordering of parts.
+ Carry out personal risk assessments of maintenance and repair activities.
+ Complete service reports and data entry on to CAFM system
+ Delivery of PPM to HTM and SFG standards.
+ To ensure tasks as directed are completed with the appropriate H&S awareness/implementation.
+ Ensure Computer Based Maintenance system, e.g CAFM Si, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
+ Ensure that all plant rooms under the responsibility of CBRE Managed services are locked at all times and are kept in a clean and tidy condition.
+ Check, repair, and replace functional components of electrical and lighting systems. This includes valves, motors, controls, switches, gauges, wiring, fans, pumps, compressors, condensers, cores, and pipes.
+ Assure that equipment is being maintained and operating in a safe manner.
+ Review historical maintenance records to create proactive inspection, testing, and preventive maintenance schedules.
+ Provide efficient and reliable service to customers.
+ Apply general knowledge of standard principles and techniques/procedures to accomplish assigned tasks and solve routine problems.
+ Have a broad knowledge of own job discipline and some knowledge of several job disciplines within the function.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. May convince to reach an agreement.

What You'll Need:
+ Electrical - National Craft Certificate (Junior & Senior Trades or equivalent to) with minimum 5 years of job-related experience.
+ Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Understanding of existing procedures and standards to solve slightly complex problems.
+ Knowledge of CAFM/CMMS systems
+ Previous experience of working with BMS systems
+ Good all-round knowledge of building maintenance, to include mechanical assets
+ Essential experience in mains supply & distribution (LV/ MV). AP qualifications ideal
+ HV experience a distinct advantage
+ Experience in thermographic surveying

POSITION OVERVIEW As a member of the operations and engineering team, you have a responsibility for the activities of the department, including maintenance of plant, equipment and auxiliary services, electrical and mechanical trouble shooting in accordance with GMP, HACCP and safety guidelines, working in cooperation with all other departments, promoting information exchange and teamwork within the department. KEY RESPONSIBILITIES & DUTIES * Ensuring a continuous and efficient outflow of work aligned to achieving the Plant performance to schedule in cooperation with the Operations Manager or delegate. * Manual work, which involves physical effort and fitness. * Responsible for executing and improving the company preventative maintenance programme through scheduled PM's based on risk assessment and performance reliability. * Minimise downtime on equipment, through fast response, effective root cause analysis and good problem solving techniques to eliminate recurring issues. * Monitoring and record the use and of spare parts and reorder as required. * Responsible for electro-mechanical repairs to high-speed, PLC-controlled plant, handling and packaging equipment, incorporating pneumatic and hydraulic control systems. * Execute plans of electrical wiring for well-functioning, refrigeration, lighting, production machines, and other electrical systems. * Be active in identification, quantification, implementation and presentation of equipment continuous improvement projects. * Install safety and distribution components (e.g. switches, resistors, circuit-breaker panels etc.) * Ensure equipment uptime is maintained through front line asset care program and maintenance requests are logged on the computerized maintenance management system (CMMS). * Responsible for ensuring maintenance orders are released, completed in a timely manner and ensure all materials and equipment is available. * Review of maintenance weekly plan based on availability of resources in conjunction with all stakeholders. * Work closely with the production team supporting them and providing advice, also participating in staff training and development in cross-skilling and other job-related competencies. * Ensure full compliance of external contractors when on site. * Participate in quality investigation on all non-conforming batches and complaints. * Any defects/malfunction/out of spec materials/equipment noted must be reported to the attention of management and the quality department. * Co-ordinate and review plant GMP/Hygiene standards in the areas, workshops and toolboxes, ensuring actions items are completed. * Participate in review of hazards and safety or environmental incident investigations, follow up and closeout in the area. * Ensure that all resources (people and equipment) are utilized to maximum efficiency when in use and report any equipment defects/breakdowns to maintenance personnel and your manager. * Ensure that all data relating to each system transaction is promptly and accurately recorded on the CMMS system and other supporting systems and any deviations are promptly investigated. * Ensure all maintenance activities are managed safely and all associated safety protocols are carried out fully including LOTO, confined space entry along with any other safety related standards.
